Popcorn ceilings ran across the living and dining rooms of this furnished Newmarket home. We removed the texture and added pot lights through the main floor, including the recessed display niches beside the fireplace.

Project overview

A ceiling update through the main floor

The kitchen, living room and dining room share an open main floor, with a hallway leading back to the entrance. The renovation focused on the ceilings and lighting; the kitchen cabinets, fireplace, wall niches and furnishings stayed in place.

Original condition

The texture overhead

Popcorn texture covered the broad ceiling above the living and dining areas. Beside the fireplace, deep wall niches held furniture and decorative objects. The ceiling work gave us the opportunity to add recessed lights over those displays as well as through the adjoining rooms.

Protecting the interior

Covering the rooms before work began

Keeping dust out of the carefully maintained interior was a priority for the homeowners. We covered the floors and wrapped the furniture in plastic. More plastic was taped along the tops of the walls and over the windows, leaving the ceilings exposed for removal and finishing. Protection continued into the entryway beside the staircase.

Ceilings and lighting

Making the openings before the final finish

We removed the popcorn texture and prepared the exposed ceiling for a smooth finish. The pot-light openings were made before the final ceiling finishing, so repairs around them could be sanded and painted with the rest of the surface.

That timing matters when adding lights to a textured ceiling: the repairs can be finished across the whole surface instead of trying to recreate popcorn around each opening.

The finished rooms

Light from the kitchen to the living room

Recessed lights now run above the kitchen and into the living area. The existing ceiling fixtures remain alongside them. With the texture removed, the ceiling is smooth around both the new lights and the original fittings.

Wall niches

A light inside each recess

Small recessed lights illuminate the wall niches beside the fireplace and in the dining area. They light the objects and furniture within the recesses while preserving the shape of the existing walls.

The fireplace wall provides a direct comparison: the original texture is gone, and the new lights illuminate the niches on either side.
