Approximately 1,800 sq. ft. of dark maple replaced deteriorating carpet. New stair caps were stained to match, while custom nosing finished the stair opening and received the balusters. The floor and staircase were planned together so the change continued beyond the rooms.

Dark engineered maple replaced the old parquet, with the existing staircase retained and refinished. The thicker replacement floor required the stair nosing to be raised. Planning that junction before installation brought the new floor and existing stair structure together.

Approximately 3,000 sq. ft. of wood-look LVT was installed through classrooms and a corridor, with furniture moved and reset around the work. This recorded project was completed in 24 hours over a weekend. Its overnight arrangement was specific to this facility, not a general installation promise.

A complete written scope
Each item below belongs in the quote as included, allowed for or excluded. A flooring installation price does not automatically include every adjoining repair or finishing task.
Identify the measured area, selected product and who supplies it. Define removal and disposal, the installation system, underlay or adhesive, layout and the required transitions. Product compatibility is checked before ordering, including any limits on retained flooring.
Describe visible substrate correction and the allowance for conditions uncovered after removal. Confirm baseboards, door clearance, thresholds and stair interfaces. Loose layers, persistent movement or moisture may need investigation before the finish can proceed.
Agree who moves furniture and appliances, where materials can be delivered and which access routes stay usable. Include protection and cleanup. Condo approvals, elevator bookings and acoustic documentation should be provided before the work is scheduled.

A connected main-floor scope involving removal, preparation, multiple rooms, trim, transitions and coordination around stairs, kitchens or occupied areas.
Patterned or Whole-Home Flooring Scope
Patterned flooring, extensive floor preparation, stairs and landings, specialty details or a larger whole-home installation with connected finish work.

In this Oakville renovation, the hardwood and tile heights were aligned before the joint was completed, leaving no raised divider between them. That decision changes how the landing feels underfoot and how the rooms connect. A flush joint depends on the actual build-up of both floors; it should be assessed before installation, not assumed from a sample board.

Four stages
Send room overviews, approximate dimensions, existing-floor photos, product links, the property city and preferred timing. Include close views of adjoining rooms or special edges so the first review can identify missing information.
Confirm access, room use, visible floor conditions, product selection and any condo rules. Review height, moisture, furniture and occupied-room constraints; concealed work follows the preparation allowance in the scope.
The written scope separates removal, preparation, installation and exclusions, and states who supplies materials and moves furniture. Quantities include appropriate layout waste and, when practical, material for future repairs.
Protect adjoining areas, install the agreed layout and complete the finishing details. The final walkthrough checks the floor, agreed edges and product-specific care information.

Each requires a compatible base, installation method and room conditions. Solid and engineered wood have different constructions, while vinyl systems can vary in how they are bonded or allowed to move. Compare the actual product for the room, appearance and maintenance needs. A category name alone does not establish where it can be installed or how the substrate must be prepared.
Strataline can review and supply suitable flooring, or assess a client-purchased product for installation. Confirm the complete product, quantity and delivery plan before buying. We remain responsible for our installation workmanship; defects, missing parts and product-warranty claims for client-supplied flooring remain the client’s responsibility. The written quote identifies supply, installation and any separate preparation.
We review humps, dips, loose layers, movement and damage before defining preparation. The scope may include fastening, patching, levelling or selective replacement. Levelling compound does not solve every movement or structural problem. If removal reveals more than was visible initially, the condition and additional preparation are reviewed before the new floor is installed.
Ask management for the approved assembly requirements, including any acoustic data, underlayment and product documentation. The board may review the complete floor system rather than one material in isolation. Elevator bookings, work hours, deliveries and disposal also affect the sequence. Confirm acceptance before buying; a general product claim does not establish approval for a particular building.
We plan furniture movement, clear working rooms, protected travel routes and any temporary restrictions. Connected spaces, stairs and the only route to essential rooms need particular attention. Adhesive or coating stages can limit walk-on access. Discuss those conditions before booking so the household has a usable plan throughout the work, not just before and after installation.
Finished height and existing tone affect every junction. We review landings, nosings, door clearances, thresholds and perimeter trim with the floor plan. The written scope states which adjoining items remain, are adjusted or are replaced. Resolving those details before installation avoids treating each doorway as an isolated patch after the main floor is already laid.
The area, removal, substrate condition, product availability, acclimation requirements and installation method all affect timing. Adhesives or finishes may restrict access after installation. Furniture moves, stairs, condo rules and connected trades also need a place in the sequence. We confirm the schedule for the agreed scope instead of applying another project’s duration to your home.
