From Skylight Water Damage to a Complete Kitchen Renovation in Toronto

Returning clients near Sheppard and Yonge called Strataline after two skylights leaked and water travelled through several levels. The required reconstruction became an opportunity to complete the kitchen renovation they had planned for years.

Project overview

Returning clients faced reconstruction after two skylights leaked

Strataline had previously capped and renovated the staircase in this Sheppard and Yonge area home in 2015. About three years later, the clients called again after two skylights leaked at approximately the same time—one above the staircase and one above the centrally located bathroom. Water travelled through ceilings and wall assemblies across several levels.

An emergency-response contractor had already removed wet hardwood, opened affected drywall and begun drying before Strataline arrived. Strataline's documented scope starts with reconstruction; this project does not credit the company with emergency water extraction, mould remediation or unconfirmed skylight repair or replacement.

Following the water damage

The damage path extended beyond the two skylight openings

The early photographs show hardwood already removed by the emergency-response team and the wall beside the main staircase opened from the stringer toward the upper ceiling. These were selective openings along the affected route, not evidence that every wall in the house was removed.

Water had travelled through concealed assemblies, so damaged finishes and insulation had to be stripped back far enough to reach sound structure. The exposed areas made the vertical path through the home visible before reconstruction began.

Reaching sound structure

Opened walls revealed damage across more than one level

Additional openings near the basement stair and across the second-floor ceiling exposed foundation, framing, insulation cavities and services where affected materials had been removed. This gave the reconstruction team direct access to rebuild only the assemblies that had been compromised.

The sequence began after drying was underway: inspect the exposed structure, replace damaged insulation and drywall, restore the ceiling and wall planes, then reconnect the finishes from the upper levels toward the lower parts of the home.

From reconstruction to renovation

The open interior made this the practical time to build the kitchen the clients wanted

The homeowners had planned to renovate the kitchen for years. The original peninsula narrowed the main passage while providing less useful counter and storage space than the footprint should have allowed. Process photographs sometimes show appliances moved for access; those temporary positions are not presented as the original layout.

Since extensive reconstruction was already underway, the clients chose to combine the required repairs with the complete kitchen renovation. The decision avoided closing newly repaired areas only to reopen adjoining finishes later for cabinetry, flooring, lighting and appliance work.

Adapting the client-supplied IKEA plan

Standardized cabinetry was fitted around the real room and premium appliances

The clients chose an IKEA kitchen plan to control the cabinetry budget while investing more heavily in the appliances they valued. Strataline reviewed the drawings and adapted the installation to the actual room, appliance clearances, island geometry and finish conditions.

The completed plan integrated IKEA cabinetry and panels with a Sub-Zero refrigerator, Wolf gas range and Miele dishwasher. These are documented as client-selected appliances incorporated into the layout; the project record does not claim that Strataline supplied them.

A controlled installation zone

A temporary ZipWall area contained wet cutting and other messy work

Large-format floor tile required a practical cutting setup close to the kitchen. A temporary ZipWall enclosure created a dedicated zone for wet cutting and helped separate active work from the rest of the occupied house.

The enclosure supported cleaner day-to-day site management while tile cuts were made. It is documented as a containment measure, not as a claim that construction dust was reduced to zero.

Large-format floor installation

The kitchen floor was rebuilt for a clean, flush transition to hardwood

Large-format floor tile was installed over a decoupling membrane, with the substrate and finished elevations coordinated through the kitchen work.

The finished tile and adjacent hardwood meet without an unnecessary raised transition, creating a deliberate connection between the renovated kitchen and surrounding [flooring](/services/flooring).

Engineer-directed island support

Concealed steel made the long quartz overhang possible

The island design called for a substantial seating overhang without visible posts interrupting the open side. An engineer directed the support approach for the actual site conditions.

Angle iron was connected into the framing and tied to the island, with a substantial steel reinforcement plate concealed beneath the quartz. The photographs document the installed support; no plate thickness or stamped-engineering claim is made here.

Before and after · kitchen layout

The peninsula kitchen became an open island-centred room

The original kitchen was organized around a peninsula and tighter circulation. The revised plan opened the central floor area and consolidated preparation, storage, seating and power around the new island.

This matched pair shows the change from the earlier cabinet layout to the completed kitchen from the corresponding room viewpoint.

A rebuilt main-floor interior

The completed kitchen now belongs naturally to the surrounding rooms

White cabinetry, quartz, large-format floor and backsplash tile, integrated lighting and the custom hood detail create a calm kitchen around the clients' appliance priorities.

Beyond the cabinetry, the rebuilt ceilings, repaired walls, new lighting, coordinated floors and architectural trim complete the response to a water event that had affected several levels of the house.
