Often, when the frame and sash are sound and the system can be reglazed. For an insulated unit, the panes and edge seal form an assembly, so damage to one pane generally calls for assessment of the complete sealed unit. Rot, distortion or unavailable compatible parts can change the recommendation. The surrounding frame is checked before deciding on a glass-only repair.

Glass replacement options

Send an overall view and a closer photograph only if both can be taken safely from the floor or ground. Include the number of affected units, the location and any operating problems. Keep people and pets clear of the damaged area. Do not move loose fragments, operate a damaged sash or climb to obtain photographs for a quote.

The visible glass area is not necessarily the ordering size. The unit’s thickness, construction, edge arrangement and fit within the sash or panel also need checking. Photographs support an initial review, but fabrication needs confirmed dimensions and specifications. Ordering by the exposed pane alone can produce glass that does not suit the existing glazing system.

We review visible tint, spacer appearance, internal grids, privacy texture and other details relevant to the opening. The original product or pattern may no longer be available, so an exact match cannot be assumed. Confirm the proposed appearance before ordering, particularly where adjacent units will be seen together. The glass specification still needs to suit the retained system.

Dimensions, shape, glass construction, decorative details, supplier production and access for installation affect timing. Measurement, fabrication and installation are separate stages. The expected sequence is discussed with the quote once the required unit is understood. A standard-looking opening can still need a custom sealed assembly, so an immediate replacement should not be assumed from a photograph.

Retrofit or insert replacement keeps a suitable existing main frame and can preserve more of the surrounding finish. Full-frame replacement removes the old frame to expose more of the opening and allows jambs, trim and perimeter details to be rebuilt as specified. The existing condition determines the recommendation; preserving a deteriorated frame is not an advantage simply because less finish is disturbed.

The source needs investigation before choosing a glass repair or replacement. Water can travel through surrounding wall details, frame joints or drainage paths and appear at a different point inside. We document deterioration revealed during removal and discuss the required correction. A new unit and fresh caulking should not conceal an unresolved wall or flashing problem.

We warrant our labour and installation to the original client for as long as that client owns the property, subject to the applicable manufacturer-warranty period for supplied products. Where no meaningful manufacturer warranty exists, workmanship coverage continues through the original client’s ownership. If a problem is caused by our workmanship, we return and correct it. Coverage ends when the property is sold or another contractor modifies or repairs the covered work.

The warranty covers genuine labour or installation defects. It excludes ordinary dirt, normal wear, accidental damage, misuse, abuse, inadequate maintenance, unrelated water intrusion, third-party damage, structural movement and client-supplied product defects.
