Practical answers about methods, access, finish choices and quoting.
Tread count, shape, landings, open sides, carpet removal, repairs, finishing and railing changes all affect the scope. Protection and household access also matter because stairs connect occupied floors. A useful quote separates the components and finish work rather than pricing only the number of steps. Curved work and substantial repairs need more measuring and fitting than a straightforward flight.
Sound hardwood with enough material to sand may be suitable for refinishing. Carpet-grade, badly worn or unsuitable visible treads may be better candidates for fitted hardwood caps over a sound base. First assess the structure, finished step geometry and landings. The decision should preserve suitable components while addressing the actual condition, rather than covering a problem with a new surface.
A close visual relationship is often possible through samples tested beside the installed floor. Species, wood age, sanding, existing colour, sheen and room lighting all affect the result. On the Bayview and Lawrence project, we corrected a mismatched red-oak staircase by developing the colour in the home and accounting for the topcoat. That project-specific process is not a universal stain formula.
Timing depends on repairs, component fitting, sample approval, coatings and the railing scope. We plan periods when the stairs must be clear and explain access restrictions before work begins. Light use, normal traffic and full finish cure are different milestones. A household that relies on the only staircase needs a workable access plan around those stages.
Yes, when the underlying staircase is sound or can be corrected within the scope. Removing carpet and staples reveals the treads, nosing, risers, stringers and connections. Those conditions determine how new caps or another finish can be fitted. The top and bottom steps and adjoining floor heights need checking before deciding how much material to add.
Often, if the retained stair structure and surfaces are suitable for the planned railing connections. New posts, handrail, balusters and landing guards still need to be coordinated with the tread edges and existing holes. The quote should identify patching and finish repairs around those connections. Replacing a railing is not independent of the staircase it attaches to.
For applicable work such as ceiling removal, stair sanding, wall correction and painting preparation, our dust-free process combines containment, floor and furniture protection, HEPA extraction, Festool and Mirka sanding equipment, controlled sanding, air management, cleanup and inspection. The system captures sanding dust and protects occupied areas. Demolition and brick cutting still generate dust at the work point and need operation-specific containment.
We warrant our labour and installation to the original client for as long as that client owns the property, subject to the applicable manufacturer-warranty period for supplied products. Where no meaningful manufacturer warranty exists, workmanship coverage continues through the original client’s ownership. If a problem is caused by our workmanship, we return and correct it. Coverage ends when the property is sold or another contractor modifies or repairs the covered work.
The warranty covers genuine labour or installation defects. It excludes ordinary dirt, normal wear, accidental damage, misuse, inadequate maintenance, unrelated water intrusion, structural movement and client-supplied product defects.
Existing planning ranges are $3,500–$6,500 for a standard staircase, $6,500–$10,000 for a large or curved staircase, and $8,000–$15,000 when refinishing is combined with upgrades. These ranges describe different scopes rather than fixed packages. Tread condition, repairs, stain development, handrails, paint work and access determine the written quote; confirm which components and finish stages are included.
Often, but the cause and available access determine the repair. Movement may come from tread connections, gaps, loose layers or broader structural conditions. A cap or fresh coating does not automatically stop it. We assess the affected area before finishing and identify any repair that requires opening the underside or replacing an unsuitable component.
It can include protection, repairs, removal of the old coating, sanding, stain samples, colour application, protective coats and painting of specified risers or stringers. Handrail and railing work need their own clear inclusions. Check whether the scope covers edges, landings and difficult junctions as well as the broad tread surfaces, since those details affect the finished result.
Remaining finish can block new stain and leave inconsistent absorption. Scratches, uneven sanding and earlier colour layers can also show through a new coat. For a true colour change, the surface needs a controlled starting condition. A simple maintenance recoat is a different scope and is only suitable when the existing finish and compatibility support it.
Often, once the existing coating is removed and a sample is developed on the actual wood. Oak’s natural undertone remains part of the result, and darker colour can make uneven sanding more visible. We review the colour with the planned protective finish and adjacent flooring. Choosing a stain name alone does not establish how it will look in the home.
Possibly, depending on the exposed wood, previous colour penetration and the desired appearance. A clear finish can change the wood’s tone and contrast, so it should be reviewed on a prepared sample. Old deep stains, repairs and mixed species may remain visible. A light result needs assessment of the existing material rather than a promise that sanding makes all wood pale.
Not always. Sanding can reduce shallow discolouration, but contamination that has penetrated deeply may remain. The wood condition and available thickness need assessment before choosing a repair, a different colour direction or selective replacement. Removing more material indefinitely is not a suitable answer, especially at tread edges or areas that have already been sanded several times.
A tread may be unsuitable if it is too thin, deeply damaged, carpet-grade or no longer structurally sound. Previous sanding and edge wear also matter. We review what remains before choosing repair, caps or replacement. A new finish should not hide an unsafe or unstable base, and the surrounding step geometry must still work with the chosen correction.
Yes, where included in the scope and the existing surfaces are suitable. Preparation may involve filling, sanding, selective caulking and appropriate primer before the finish coats. The junctions with stained treads and trim need careful sequencing. White paint makes dents and rough repairs visible, so the amount of preparation should be agreed rather than assumed to be a quick overcoat.
Strataline uses new posts for railing renovations and does not refinish existing wood spindles. An existing handrail may remain if it is suitable for the new system. Connections, layout, condition and the intended finish all need assessment. The quote should state what is retained, removed and replaced so a new appearance does not depend on unsuitable old components.
Curved treads, exposed ends, custom nosings and changing railing angles require individual measuring and fitting. Open sides also make underside and edge details visible. Landings and leading steps must relate to the whole flight. These conditions can add fabrication and finishing work even when the tread count is similar to a straightforward closed stair.
Tread caps are fitted hardwood surfaces installed over a suitable existing stair base. They provide a new finished tread and nosing while retaining sound structure underneath. Their thickness and edge design affect the finished step relationships, so fitting includes more than covering the top surface. Risers, landings and railing connections must be planned with the caps.
Adding material changes the finished walking surface, especially where the flight meets the floors at the top and bottom. We assess the whole sequence of rises, nosings and landing heights before installation. Cutting and fitting are planned around those relationships. A thin-looking cap should not be assumed harmless without reviewing the geometry of the complete flight.
The base needs to be stable, adequately supported and suitable for the chosen fitting method. Loose layers, damaged nosing, staples, gaps and movement are addressed as required before the hardwood surface is installed. Carpet can conceal those conditions. Any additional repair revealed during removal is reviewed with the client before work outside the agreed scope proceeds.
They should be specified separately. A landing can need a coordinated floor surface, nosing, trim and railing connection rather than a standard tread cap. Direction, colour and height must relate to both the stairs and the adjoining floor. The quote identifies which landings are retained, refinished or resurfaced so the finished flight does not end at an unfinished junction.
The nosing forms the visible and working edge of each tread. Its projection, thickness, profile and connection to the riser affect both appearance and the finished geometry. Existing nosing may need alteration before a cap can fit correctly. The same detail must also be considered at open ends, landings and any unusually shaped leading step.
The number and shape of treads are the starting point, followed by curves, landings, open sides, base repairs, species and finishing. Risers, stringers, wall changes and railing work can add separate scope. Compare quotes for the same finished components and preparation. A per-tread figure alone cannot describe a staircase with custom edges and connected floor work.
Outdoor railings need materials, connections and finishes suited to weather exposure and the supporting construction. Water, freeze-thaw conditions and the condition of a porch, landing or stair base affect the scope. An indoor railing detail should not simply be copied outside. We review the location, support, intended use and applicable approval requirements before proposing the work, including whether a specialist fabricator or other contractor needs to be involved.
The scope may include removal, new posts, handrail, metal balusters, upper-floor landing guards, wall-mounted handrails, patching and finish coordination. Each of those items should be identified in writing. A stair rail and an upper landing guard have different connections and dimensions, so a quote based only on the sloping handrail may leave important work undefined.
A handrail provides a graspable support while using the stairs. A guard protects an open side or elevated landing. A project may need one or both, and their layout and connections must suit those different functions. A decorative rail is not automatically a suitable graspable handrail, so the intended use is reviewed when choosing the system.
Sometimes, when the existing handrail, supporting components and connections suit the replacement system. The openings, attachment details and upper landing need review together. Changing a spindle’s shape or size can alter the resulting gaps. The proposed work must therefore be assessed as a complete arrangement rather than simply ordering the same number of new balusters.
We investigate whether the movement comes from the post connection, damaged components or the supporting stair or floor. Cosmetic filling does not restore a weak attachment. The appropriate response may be a connection repair, selective replacement or a new system. Access to sound backing matters, and any finish repairs around the attachment belong in the scope.
Glass changes the way the staircase and landing are seen and makes the support details particularly visible. The layout, attachment, handrail arrangement and surrounding construction need assessment with the selected system. Cleaning access and the relationship to adjacent finishes also matter. Product details and applicable requirements are confirmed for the actual project rather than assumed from an inspiration photograph.
Its useful position must also allow a dependable attachment to suitable backing. Existing trim, wall shape, door openings and the user’s needs can limit placement. We review those constraints before fitting brackets. If an occupational therapist has provided a recommendation, we coordinate any necessary refinement instead of simply moving the handrail to the easiest fixing point.
The planned openings, component dimensions, attachment and use are reviewed against requirements applicable to the current project. Old railings may reflect an earlier arrangement and do not automatically establish what a replacement can use. Permit questions depend on the scope and municipality. Where approval is required, it is obtained before the permit-required work begins.
Plan both together so removal, new post locations, holes, handrail finishing and baluster installation do not damage a completed surface. Some components need fitting before finish coats while others are installed afterwards. The sequence depends on the chosen system. Separate trade visits without a shared plan can leave avoidable patches or require reworking the new finish.
Follow the timing for the selected coating and the actual drying conditions. Light access, full household traffic and complete cure are not the same stage. Pet claws, shoes and carried furniture can mark a young finish even when it feels dry. We explain the restrictions for the agreed system before the work so household access can be planned.
Sometimes, if the existing finish is sound, compatible and suitable for the preparation required. Wear through the coating, deep contamination or uneven colour may need more complete refinishing. The assessment separates a protective maintenance coat from a colour correction. Simply coating over dirt, damage or an unknown failing finish can leave the original problem visible.
Send wide views from the top, bottom and side, plus landings, open ends, posts, handrails, balusters and close-ups of damage. Include the tread count and the floor or finish you want to coordinate. Photographs help identify the likely approach; final measurements and concealed connections may still need an on-site assessment before fabrication or a firm scope.
A renovation updates suitable existing components and finishes, while restoration preserves and repairs material that is worth retaining. Rebuilding changes structural components or the layout and requires a separate assessment. The visible condition alone does not decide the scope. Existing support, geometry, access and the intended result determine whether refinement or more substantial construction is appropriate.
Inspection lighting helps expose surface defects on ceilings, walls, paint and wood that can be missed in general room light. We also take a client’s lighting-dependent concern seriously. In one case, we returned to refinish a piece with a subtle reflected sanding pattern, inspected it from multiple light angles and completed the correction without charge. Natural wood still varies with grain and lighting.
Temporary barriers and protected circulation routes separate active work from adjoining rooms, while connected extraction captures dust where sanding occurs. An open stairwell, double-height space or kitchen connection changes how containment can be arranged. The work sequence and air management are planned with those openings in mind, rather than relying on floor covering alone.
A clear room gives the best working access, but the plan depends on what can reasonably be moved. We identify items to relocate, protect remaining furniture and floors, and keep a usable route outside the work zone. Fragile possessions need particular attention. Protection and handling are included in the scope according to the actual room, not assumed from its floor area.
The work zone and protected access route are cleaned, the finishes are inspected, and any outstanding scope items are reviewed before handover. Protection removal is sequenced so debris does not get dragged through finished rooms. Daily cleanup and final completion serve different purposes: a tidy intermediate work area can still need curing time or another finishing stage.
Often, with a practical plan for usable rooms, protected circulation and temporary restrictions. The answer depends on the scope, drying stages and whether essential stairs, the kitchen or the only bathroom must close. We discuss those interruptions before scheduling. A contained work zone still needs to remain clear of household traffic while work is underway.

The importance of the change to the client matters more than its visible size. We review the recommended location, suitable support and practical construction conditions before defining the work.
Yes. We work directly with occupational therapists, review documented recommendations and advise on practical construction feasibility. If framing, space, access or another constraint affects the recommendation, we coordinate with the OT to refine the solution. The aim is to build the agreed alteration around the person’s documented needs without substituting construction judgement for clinical advice.
Urgent discharge-related work receives scheduling priority and is arranged as quickly as the scope, materials and access allow. We accept hospital, insurance and accessibility-program referrals. Send the documented recommendation and the required timing at the outset. Priority does not mean every job can begin immediately; product availability, safe installation and property access still need to be resolved.
Share the documented recommendations, the contact coordinating the referral, the property access arrangements and any completion deadline. Wide and close photographs help us review the proposed handrail, grab bar, doorway or bathroom change. We clarify construction constraints and the work required with the relevant parties; referral acceptance does not itself guarantee funding or program approval.
A requested change needs a clear description of what is being added, removed or substituted, together with the price and scheduling effect. We review it before the changed work proceeds. Even a small visible change can affect ordered materials or another trade, so decisions are recorded against the written scope rather than left to an informal assumption.
A typical larger project uses 30% when booked or products are ordered, 30% when products arrive at the client’s property, and 40% following installation and completion. These terms are flexible, not mandatory for every project. The individual written agreement controls and identifies the milestones so payment follows the agreed purchasing and construction plan.
Deposits are refundable before materials or products are ordered. Custom and special-order products become non-refundable once ordered, so confirm the selections and ordering status when discussing a cancellation. The deposit also reserves the project date. The written agreement should identify the ordering status and the commitments already made.
Written quotes are normally valid for 30 days unless the quote states otherwise. Public website price ranges are before HST. Supplier pricing and availability can change after a quote expires, so an older estimate should be reconfirmed before products are ordered or a date is booked. The current written agreement sets the amount and terms for your project.
Often, yes. We can review product suitability and coordinate ordering with the installation, and we can often obtain better trade pricing. That is not true for every product, so compare the actual supplied scope and price. Supplying the product also lets us coordinate a potential manufacturer claim during the applicable warranty period, including our stated removal and reinstallation responsibility.
We may install client-purchased doors, windows, flooring, tile, plumbing fixtures, lighting, hardware and similar products. We remain responsible for the workmanship of our own installation. You remain responsible for the product warranty, defects, missing components and compatibility.
Replacement products and additional removal or reinstallation caused by a client-supplied product failure are chargeable. Such products can also affect price and schedule, so send the complete product information before buying or booking installation.
For a potential manufacturing defect within the applicable warranty period, we inspect the issue, document the condition, gather photographs and evidence, communicate with the supplier or manufacturer, and coordinate the claim for you. Strataline covers removal and reinstallation labour associated with a valid supplied-product warranty issue.
The replacement product is governed by the manufacturer’s written warranty; approval is not guaranteed. If a claim is denied because we installed the product incorrectly, we correct our work.
A failure caused by faulty preparation or application may be covered as workmanship. Ordinary dirt, scratches and wear from use are not workmanship defects. We inspect the condition and investigate the cause rather than automatically blaming the client or the product. Moisture sources, maintenance, movement and any later alterations help determine why the finish changed.
Let us know what changed, when it appeared and where it is, with wide and close photographs if possible. Do not assume that a small or lighting-dependent flaw is unimportant. After more than 15 years in business, workmanship callbacks are rare, but we still investigate reported issues and return to correct genuine defects caused by our work.
Ask about renovation approval, contractor documents, work hours, elevator and loading reservations, common-area protection, disposal and any water shutoff procedure. Flooring or exterior-opening work can require additional product approval. Share those requirements before ordering or booking construction; building permission and municipal or trade approvals are separate parts of planning.
Yes, we accept suitable cottage-country and remote-Ontario projects, including water-access properties and island cottages. We have experience with tool transport by boat, barge delivery, window and door delivery, remote material handling, accommodation and freight planning. The access plan forms part of the quote because a cottage project involves more than the work inside the building.
